With a vision of creating a long-term investment for sites located close to the Christchurch International Airport, Cohesive Construction worked with the client on a number of building designs and feasibility options before settling on the current design. It was important to maximize site coverage-while allowing for efficient use for the site-as there is potential for the building to be split into multiple tenancies in order for revenue to be diversified across the site. The building was designed using UB structural portals with steel framed offices providing flexibility around the tenant fit out. The warehouse portions of the tenancies are constructed using tilt panels allowing walls to be hard up against the boundary. A pedestrian canopy was added around the front of the building as well as shrouds to the doors to give the building an architectural point of difference than the other steel structures in the area. The building is currently being leased as 3 separate units.
